As I usually do I say have an architect look at it, and definitely speak with your local fire department, to see what´s the least you have to do when want to live in there and be a patron, so that you don´t get haunted by the public authorities.
I can imagine that fire regulations might be really important.

I love old movie theaters, and when I did location scouting for a movie on Romy Schneider two years ago, I had to find an old movie theater. As one could imagine, not many movie palaces have survived the down sizing of the 1970ies.
One did survice and still is showing movies
Lichtburg Essen - Deutschlands grter Filmpalast
but one, from the 1920ies, almost even more beautiful than the above one
and now it´s a book store.

From an investor´s view point it´s an okay compromise, but IMO not a necessary one.
So, you can always use it differently, but if you don´t need to make any money from it, then go for it.
Can anyone say "cool RPF prop party location" ?!
